Rosa is a truly palatial villa sitting in the hills behind the popular resort of Kassiopi - everything about Rosa is impressive, from the sheer size of the villa, the endless choice of terraces and balconies, the fabulous kitchen, the glamorous indoor heated Jacuzzi® pool and fitness area, the stunning outdoor swimming pool, and perhaps most of all, the breathtaking, panoramic views.

Set on the olive clad hillside accessed by a several sets of steps and offering excellent privacy (the only sound we could hear from Rosa's terrace was the local shepherd bringing in his flock, riding on his donkey), the villa offers that perfect combination of rural seclusion and proximity to the busy harbour resort of Kassiopi, just 5 minutes drive down the hill, with excellent beaches within a couple of kilometres.

Originally built as a family home, Rosa caters well for families with children of all ages. Many of the outside terraces are gated (including the pool terrace) and the sheer size of the grounds means that you can always find a quiet corner to sit even when the villa is filled to capacity. It is also a perfect house for entertaining, with a tented outdoor dining area placed to fully enjoy the fantastic views, offering easy access from the kitchen and built in barbecue area. Villa Layout

Raised Ground floor (entrance level). Large hallway leads into an extensive living room and dining room with doors to terrace. Double bedroom with en suite bathroom. Kitchen/breakfast room. Utility room. (access to barbecue area).

Staircase leads to First Floor. Double Master bedroom with en suite bathroom and walk in wardrobes. Balcony. Semi- circular balcony accessed from landing. Double bedroom with en suite bathroom. Two twin bedrooms sharing a bathroom.

Lower ground floor (accessed by a doorway to staircase from the entrance hallway) leads down to the indoor pool and fitness area. Twin bedroom with en suite shower room. Office/study. Doors to garage/covered parking area.

Please note: The main dining terrace and swimming pool terrace have low retaining walls so it is imperative that children are supervised in these areas and not allowed to climb on the walls/railings. There are also some other areas around the grounds with unprotected drops so care will need to be taken generally if there are small children in the party (but please note the pool area is gated from the main house and terraces so isn't accessible to unaccompanied children)

A small balcony reached from the upper level landing has been closed off as the retaining balustrade isn't considered safe for children but due to the large number of balconies in this villa this will in no way spoil your enjoyment.
